Are you licensed?
Yes, we are licensed with the California Department of Real Estate. Our license number is 02067639. -
Can I reach you after hours?
You can reach us at any time 24/7. If not immediately available we will attempt to contact you within 24 hours. -
How do you screen prospective residents?
We prequalify residents before agreeing to show them a property, and then have a three stage process that involves reviewing the application, credit and background checks, and then verification of information (such as income, employment, and prior landlord). -
How is rent collection handled?
We do not process any checks or cash, therefore all residents agree to directly deposit their rent via the residents online portal. -
How much do you charge?
We tailor our fees based on the owners needs, this ensures they only pay for what’s required. -
What services do you offer?
As a fully licensed property manager we offer “leasing” and “ongoing management” services. That is we find a resident to rent the property, and then manage the property over the term of the agreement. -
How long does it take before we have the property rented?
As a general guide we say to owners that they could expect to have a resident move-in within 90 days of signing a management agreement. This is obviously dependent on a number of factors. -
Do I get to see the lease or sign it?
Yes, via the owners portal you will see the lease agreement. As your property manager we negotiate and sign the lease on your behalf. -
What type of properties do you manage?
We specialize in residential property management, from condo’s, townhouses and single family homes up to multi family quad plexes. -
What type of reports do I get and how often?
Real time reports on activity with your property are available 24/7 via the owners online portal. Additionally, you will receive a detailed monthly statement via email, and year end income and expenses report for tax purposes. -
Who holds the resident's security deposit?
We hold the resident’s security deposits in a FDIC insured Wells Fargo property account we set-up. -
Can you put the money directly into my account?
Yes, the net proceeds from the rent are directly deposited into the account of your choice.
